Why this one
Lettings is a compliance job wearing a sales job's clothes. Gas certificates, EICRs and EPCs each expire on their own schedule, and the penalty for missing one lands on the agency — not on the calendar it was written in.
What it would include
- Self-service viewing slots that respect tenant notice
- Applications and references in one thread per property
- Maintenance reported with photos, routed to a contractor
- Compliance dates — gas, EICR, EPC — surfaced before they lapse
